What Happens During a Home Staging Quote Consultation

A lot of sellers hesitate to book a consultation simply because they don’t know what to expect. Its not complicated, theres no hard sell and so to put you at ease, here’s exactly what happens, step by step.

Pre-Consultation Discovery Call

Before stepping foot inside the property, the stager initiates a focused 15-to-30-minute strategic alignment call.

Its a short conversation about the property, the timeline, and who the likely buyer is (e.g., first-time home buyers, downsizers, or young families). This shapes the whole approach before we ever walk through the door. We can at this point offer a guide price – but these are already listed transparetly on our website based on the average size of a home. That said, every property and situation is different so the final quote could be less or more than the website as we take into account many factors inthe final staging quotes:

  • The size of the property
  • How many rooms need staging
  • Whether the home is occupied or vacant
  • How long the furniture needs to stay on hire
  • How far the property is from our south of the river base.

The Walkthrough

On of our Listing Stylists attends the property to conduct an exhaustive, methodical walkthrough of the interior and exterior spaces, evaluating traffic flow, natural light limitations, focal points, and spatial scale. Every room is scrutinised for architectural assets to highlight and structural flaws to mask.

We take a lot of photos for our planning purpose should the project go ahead. Don’t panic!! you dont need to have a photo ready home for this! Our team all have kids and pets and just get it – we can work around what real lived in homes look like, so put the cleaning products down for now. 

The Listing Stylist is more concerned with whether a specific spaces requires a light decluttering and spatial optimisation, strategic furniture rearrangement and accent styling, or a full -scale furniture and decor rental install.

The Honest Conversation

This is the part we take seriously — telling a seller plainly and objectively what their home needs. It relates to decluttering, depersonalisation, deep cleaning, and minor cosmetic updates like neutral paint touch-ups, what furniture we can or cannot work with and what needs removing from the space. 

If a property already has strong foundational elements, the Listing Stylist may recommend a budget friendly DIY Staging Plan rather than a costly full service package if a full install isn’t necessary.

The goal is maximum return on investment not upselling a package the home doesn’t need.

Custom Staging Proposal and Timeline Mapping

Within 24 to 48 hours of the walkthrough, you receive a comprehensive, itemised staging proposal. This document includes a tailored design brief, mood boards or inventory previews, a clear breakdown of tier pricing with no hidden fees, and a calendar that syncs directly with the photographer’s arrival date if already planned.

 

Execution and Installation Day

On staging day, professional movers and stylists arrive with inventory tailored to the home’s aesthetic. Furniture is carefully placed to maximise perceived space, art is hung at optimal sightlines, and textiles, greenery, and tabletop styling elements are layered in room by room.

The day concludes with a final polish and walkthrough to ensure the property is 100% camera ready, highly marketable, and designed to attract competitive offers.
